Matagorda Plant Driving New Construction

Construction of 38 homes is expected to begin within 60 days in Van Vleck on lots behind the Post Office, according to Richard Ratliff, President of The Connected, a Dallas area development firm.
The homes will be starter homes priced between $90,000 and $120,000.
Ratliff’s firm will sell the lots to home builders.
There has been strong interest from builders in the lots, according to Ratliff. Names of the chosen builders will be announced before construction begins.
“We go to where the jobs are” Ratliff said.
“We are working in Sherman, the Dallas metroplex, and will be in Bay City. Plants are coming to Matagorda County.
That is why we want to be here.
“We want to be in Van Vleck to attract the people who want easy access to Bay City retailers and services but who want to live in the county.”
The Connection has another 81 lots under option behind the site of the proposed high school.
If the school is approved, he expects that construction of the streets and utility lines would begin within 180 days.
His firm would construct custom homes there priced between $175,000 and $300,000.
The Connection is one of a number of residential development firms that are seeking building lots and subdivision sites in Matagorda County and Bay City in response to the STP plant expansion and the recent announcement that the electrical power divisions of the cities of San Antonio and Austin will be seeking a 10,000 acre site in Matagorda County.
That site would eventually contain four new coal gasification power plants.
Efforts are being made to attract builders of new homes to house some of the construction workers for these projects and the permanent workers that will eventually operate them according to Owen Bludau, Executive Director of the Matagorda County Economic Development Corporation.
“We want many of the construction workers and all the permanent employees to live in our county and cities.
“Their incomes and spending would represent a very positive economic impact for all our businesses, schools and taxing entities that we definitely want to capture” he said.
